Large group cabin rentals in the Catskills: homes for 12 or more

Most Catskills rentals top out at eight. Past that, the choices thin out fast, and the listing sites make it worse: Airbnb's guest count stops at 16, so a home that sleeps more can only be booked for its full count directly with the owner or manager. These are the homes we have for twelve or more.

Count beds, not bedrooms

"Sleeps 12" on any site means twelve beds or bed spaces, not twelve private rooms. If your group is six couples, you need six beds that sleep two. If it is a ski weekend with friends who will take a bunk, a home with fewer bedrooms and more beds works fine. Every home page lists its bedrooms and its beds separately.

One roof or two

Some large homes put part of the group in a separate apartment or wing. For some groups that is the best part: the early risers and the night owls each get their own space. For others, it splits the weekend in two. Anything like that is under "Good to know" on the home's page, so read that before you book.

Before you book

Pet rules differ by home and are on each home's page; say so when you book. For the largest homes, book on our site so the whole group is on the reservation. And leave the city before Friday rush hour: the extra hour on the Thruway is worse with twelve people waiting on the same car.
