What does management cost?

25% of gross rental revenue (net of guest-paid taxes and platform fees), a $250 to $400 monthly property management fee scaled to house size, and a $1,500 one-time onboarding fee. The full breakdown is on the fees page.

How quickly can my home be listed?

It depends on the house and what it still needs. A home that is furnished and photo-ready can go live quickly; one that needs staging, photography, or supplies takes a little longer. Onboarding covers all of it, and we tell you honestly what your house needs before we start.

Can I still use the house myself?

Yes. Use your home whenever you like, per your agreement. We ask for 180 days of rental availability a year and that you don't displace a confirmed guest.

Which towns do you serve?

Ulster County and its neighbors, plus the Berkshires. We only manage homes we can reach, and every town we serve has its own market guide on this site.
