An owner statement should let you follow the money. Here is how to read the reservations, fees and expenses in our sample.

What to check on each statement.

Match the stays to the calendar

Check the dates, nights and rental amounts against the booking records. If a stay crosses a month boundary, ask which period includes it before treating it as missing or duplicated.

Check the commission basis and recurring fee

In this sample, 25% of $6,600 is $1,650. The $300 monthly fee appears separately. A one-time onboarding charge is not shown here; its absence from one month does not remove it from the agreement.

Identify each property expense

The sample lists an owner clean and a supplies restock. Check the description and supporting charge. Do not assume that every month includes the same work or that guest-paid cleaning and cleaning after owner use are the same charge.

Follow adjustments and the payout

The listed deductions reconcile to the sample payout. A real statement may also need explanations for refunds, corrections or prior balances; none is shown in this sample. Reconcile any such items before comparing the statement with the bank deposit.

A payout does not equal the property's total profit. Costs paid outside the statement, including financing, utilities or insurance, still belong in your own financial review.
