Every operator must register with the Massachusetts Department of Revenue, collect state and local room-occupancy taxes, and carry at least one million dollars in liability insurance, and a 2025 update to the state building code added safety inspections. Individual towns such as Stockbridge, Great Barrington, and Lenox each add their own registration and limits, which vary widely.
