You hear back within 3 business days, from him, not a sales team. If your home is a fit, you'll set up a call and go through the numbers together, with an honest read on what it could earn.
You decide, we onboard
If the numbers work for both of us: setup, inventory, staging, listing build, and photography coordination. Timing depends on property readiness, photography and existing bookings. Repairs, supplies and optional furnishing projects are separate costs.
For an existing listing, use our manager handover checklist to prepare. From then on, your phone stays quiet and your statement arrives monthly. No long-term contracts. Just long-term value.

How we price your home.
We price to your home's own booking pace, not to the house down the street. The goal is revenue per available night, measured against the same period last year.
Base price
The level for the whole calendar, set from what guests have actually paid for your home, season by season. Reviewed weekly, moved rarely.
Date-by-date tuning
Each week we compare every open night with how your home normally books at that lead time. Nights that are behind get a targeted discount. Nights that are ahead get a raise.
Holidays and events
Priced early from last year's results, with longer minimum stays, then relaxed in planned steps only if they fall behind.
Minimum stays
Set by season and weekend type, and shortened automatically to fill gaps between bookings.
Your floor price is never crossed, every special price expires, and if discounts stop producing bookings we fix the listing instead of cutting again. Justin approves every change.
