Why Haus?

Haus Vacation Rentals is a small, founder-led short-term rental management company. Justin Feldstein, a licensed New York State real estate broker, started it in 2022 and still reviews every home himself. The idea is simple: run each home carefully, tell owners plainly what it costs, and keep the list short enough to do that.

That is a different bet from a large platform, and it will not suit every owner. Here is what it looks like in practice.

Founder-led, not a call center

When you send us your home's details, Justin reviews them personally and replies within 3 business days. You are not passed to a sales team, and the person who sets the pricing approach is the one who answers for it. Pricing that is watched

A fixed nightly rate leaves money behind in busy weeks and goes unbooked in quiet ones. Rates for the homes we manage move daily within a range Justin sets, and he reviews them weekly. We price to your home's own booking pace, not to the listing down the road, and publish the rules we follow under how we price.

Day-to-day operations

We handle listing setup and optimization, guest messages, turnover cleanings, supplies and maintenance coordination, and licensing support where your town requires it. Guest support is handled in-house. Each home gets its own guidebook, and onboarding includes setup, inventory, staging and photography coordination. Repairs, supplies and optional furnishing projects are separate costs, billed at the invoice, and we review what the home needs before we start.

Reporting you can read

You receive a monthly statement showing revenue, fees, expenses and payouts. Guest funds are held in a segregated trust account. Your Airbnb listing stays yours, and you can check the booking calendar between statements.

Fees on the page

We publish what we charge: 25% of the rent the home collects after guest-paid taxes and platform fees, a $250 to $400 monthly property management fee by home size, and a one-time $1,500 onboarding fee. The fees page includes a worked example and lists what costs extra, such as the 10% coordination fee on larger third-party invoices and the $150 administration fee on recovered guest-damage claims of $200 or more.

Terms worth knowing before you apply

The agreement runs two years from the first booking and renews yearly. Either side may end it with 60 days' written notice. If an owner ends it, the management fee still applies to reservations already confirmed, and a $2,500 fee applies in the first 12 months. We ask that the home be available to rent at least 180 nights a year, and your own stays remain part of the plan. We would rather you read this before you apply than after.

Guest reviews

Across 143 guest reviews in our booking system, the average is 4.9 out of 5. That is a measure of how guests rate the stays, and it comes from our own records, not from an outside audit. We keep the list of homes short so that each one gets proper attention.

Who we are a fit for

We work with whole homes, typically three bedrooms or more, in places with strong year-round demand, for owners who want full-service management.
