Waterfall House is a single-story mid-century modern home redesigned in 2010 by architect Les Walker. It sits on 36 private acres along the Lucas Kill creek in Saugerties- two waterfalls on the property, marked hiking trails, and a gated driveway long enough that you won't hear any road noise. Three bedrooms, two full bathrooms, sleeps 6. Central air, high-speed mesh WiFi, and a kitchen designed for people who cook.

Living Room

A double-sided gas fireplace separates the kitchen from the living room, both sides open. Natural wood plank ceiling overhead. Two sofas and a TV face the fireplace with floor-to-ceiling windows on multiple walls- the woods are the view from every direction. Sliding glass doors open to the deck. There's an electronic keyboard with bench in the entry if anyone wants to play. Features include double-sided gas fireplace with remote control, Roku Smart TV with streaming, floor-to-ceiling windows on multiple walls, sliding glass doors to deck, and electronic keyboard with bench.

Kitchen

The island has an induction cooktop, a convection oven below, and a ceiling-mounted glass range hood. Butcher block counters throughout. White shaker cabinets, farmhouse porcelain sink, French-door Samsung refrigerator. Three adjustable bar stools at the breakfast bar. Dishwasher, microwave, drip coffee maker, electric kettle, full spice rack.

Rectangular table seats 6–8 with corner windows on two sides looking directly into the tree line.

Primary Bedroom (Queen BED)

Queen bed with wall-mounted reading sconces. Seating area in the corner. Large dresser, full-length mirror. Picture windows face the woods. Vaulted ceiling with mini-split AC for precise temperature control. The adjacent office nook has a walnut desk, external monitor, and swivel chair - worth knowing about if someone's working remotely.

Queen bed, large windows with woodland views, sliding closet doors.

Primary Bathroom

Walk-in Mr. Steam steam shower with emerald tile, pebble stone floor, frameless glass door, rain showerhead, wall-mounted showerhead, and built-in bench. Separate soaking tub with a window overlooking birch trees. Double vanity with marble countertop and two vessel sinks. Hair dryer, shampoo, conditioner, body wash, and towels provided.

Second Bathroom

Shower/Tub with grab bar, double vanity with vessel sinks. Step stool available for kids.

Game Room

Pool table with a wall-mounted cue rack. Glass door to the yard. Connects to a second workspace with a desk and armchair, and the laundry area- Samsung front-load washer and dryer with steam. Pack-and-play and highchair available for families with young kids.

Outdoor Spaces

The deck off the back of the home has a 6-person hot tub, a Weber Spirit II propane grill, charcoal Grill, and an outdoor dining table for 6. From the hot tub you're looking at the creek and the woods, total privacy.

Cross the lawn to the fire pit, surrounded by four Adirondack chairs and a woodpile. Additional camp chairs are set up under a large tree nearby. Stone steps lead further down to the creekside seating area - two wooden chairs on a stone platform at the water's edge, a moss-covered rock face behind them.

The footbridge crosses the Lucas Kill to the marked trail system. Blue blazes lead to two waterfalls: a smaller cascade near the creek and a larger multi-tiered falls upstream. The loop takes about 20 minutes on natural terrain.

The heated pool is available Memorial Day weekend through Labor Day weekend. Kidney-shaped, fenced, with a pool house and stone patio.

One dog under 60 lbs permitted with a pet fee. Dogs must be leashed at all times on the property, bears and coyotes are active in these woods.

Self check-in with an electronic keypad. You have exclusive access to the entire property. The gated driveway is long and paved; follow it up to the home. Free parking for up to 6 vehicles in the driveway.

Saugerties is a small Hudson Valley town at the northern edge of the Catskills, about 2 hours from NYC. The village has a walkable main street with independent shops, antique stores, and a dining scene that keeps growing.

The property is on Ralph Vedder Road, west of the village and closer to Woodstock than most Saugerties rentals. You're rural- gated driveway, 36 acres, no neighbors in sight. But town is 10 minutes away, and you won't run out of things to do.

What's nearby: Opus 40 sculpture park (National Historic Landmark, concerts in summer) is 10 minutes away. Saugerties Village and Lighthouse are 10 minutes away. Price Chopper grocery store is 15 minutes away. HITS-on-the-Hudson equestrian events are 15 minutes away. Woodstock with Tinker Street shops, galleries, and Overlook Mountain hike is 15 minutes away. Overlook Mountain trailhead is 20 minutes away. Kingston Stockade District and waterfront are 25 minutes away. Catskill (town) is 25 minutes away. Kaaterskill Falls are 25 minutes away. Hunter Mountain ski resort is 35 minutes away.

The area changes with the seasons. Fall is peak Catskill foliage, apple picking, and the Hudson Valley Garlic Festival. Winter means ski days at Hunter or Windham (both under 45 minutes). Summer is pool weather, farmers' markets, and long evenings at the fire pit. Spring is everything turning green and having the trails to yourself.

A car is required.

Driving distances from the property: Opus 40 sculpture park is 10 minutes away. Saugerties village center is 10 minutes away. Price Chopper grocery is 15 minutes away. HITS-on-the-Hudson is 15 minutes away. Woodstock is 15 minutes away. Overlook Mountain trailhead is 20 minutes away. Kingston (Uptown Stockade) is 25 minutes away. Catskill is 25 minutes away. Kaaterskill Falls are 25 minutes away. Hunter Mountain is 35 minutes away. NYC is approximately 2 hours via I-87.

Winter and Inclement Weather: Mountain roads can become snowy or icy during storms. The driveway is plowed after storms, but plan for winter driving conditions if there's weather in the forecast.

Parking: Free on-site parking for up to 6 vehicles.

The Property

This is a single-story home on 36 acres with a creek, two waterfalls, and hiking trails. The trails involve natural terrain, rocks, roots, stream crossings, and uneven stone steps. Wear appropriate footwear. The creek and waterfalls are not supervised, use caution and supervise children near the water.

The property is on well water and septic. Power outages can occur during storms. When power goes out, the well pump stops, so water is temporarily unavailable. Power is typically restored within 1–2 hours.

The pool is seasonal, available Memorial Day weekend through Labor Day weekend.

Snow and Inclement Weather

You may experience snow flurries and the occasional heavy snow accumulation during winter stays. The driveway is plowed automatically once 2 inches of snow has accumulated. A snow shovel can be found in the Mud Room and rock salt for icy conditions. Local roads are plowed regularly; roads may be impassable for a few hours during storms. If you don't have winter driving experience, please take extra care at night and in below-freezing conditions. Be careful walking on the decks and walkways in icy conditions.

Wildlife Encounters

When booking a home in the countryside, surrounded by lush nature and a nearby national wildlife reserve, it's important to be prepared for encounters with various wildlife. In the evenings, you may notice an abundance of insects, some of which occasionally find their way indoors. Be cautious with open windows and doors. Additionally, food smells often attract black bears and are known for their curiosity. It's best to avoid leaving food unattended on decks, porches, or grills, as bears have been known to investigate and even open unlocked cars in search of snacks.

Cell phone service works well, but we suggest connecting to Wi-Fi and enabling Wi-Fi calling.
